Knowing whether or not wetlands are on a residential or commercial property is very important to your clients. The presence of wetlands influences land use potential. According to Connecticut State Law only a soil scientist can determine where a wetland exists.

With over 10 years of experience working on wetland issues in Fairfield County, Soil Scientist Steven Danzer* understands what real estate agents and their clients quickly need to know. Our firm now offers a special expedited service (usually within 2 days) in selected areas and regular service through out the region.

  • Pre-Purchase and Pre-Sale Land inspection

  • Drainage Consultations on the natural surface and groundwater flow patterns of the property. Our experience is that often this information will put the buyer at ease.


  • Feasibility Consultations to identify potential wetland related issues that may affect future improvements to the property.


  • Strategies to deal with environmental constraints, to make the property more marketable.


  • Expedited Wetland Surveys to determine the presence or absence of wetlands or watercourses. More detailed wetlands mapping may be deferred to a later date, if needed.

* Steven Danzer is a listed Soil Scientist with the Society of Soil Scientists of Southern New England. He holds a PhD in Natural Resources and is a Professional Wetland Scientist.

He was town staff for three years to the Greenwich Inland Wetlands Agency and the Greenwich Conservation Commission and also served for five and a half years as the town staff to the Stratford Inland Wetlands Agency. Since 1999 he has been an independent environmental consultant specializing in Connecticut wetland studies. Municipal clients have included the Town of Greenwich and the City of Danbury, Connecticut.
